Situated in the beautiful East Valley, a premier destination for families and community, Morrison Ranch is Phoenix’s latest hotspot for those looking to live, work, and play — a place where you’ll always feel at home, no matter where you are. It’s truly a community like no other.
For nearly a century, the Morrison family has called Gilbert home. Their 3,000-acre farm was once home to fields of cotton, corn, and alfalfa — and is now envisioned as Morrison Ranch, a master-planned community for all ages. In 1998, the zoning and development plan was approved by the Town of Gilbert, and development quickly got under way.
The vision for Morrison Ranch includes residential, commercial, and industrial spaces intermixed with open, outdoor community areas. More than 400 acres of the plan are dedicated to interconnected greenbelts that allow easy pedestrian access to all the community’s amenities. Nearly 12,000 trees have been planted throughout the community to date, with plans to add an additional 11,000 to 14,000 trees in future development. Two reclaimed-water reservoirs are located within the community as well, allowing for responsible, sustainable upkeep of the community’s parks and outdoor spaces, as well as opportunities for water recreation.
Morrison Ranch is located in the town of Gilbert, just southeast of the city of Mesa. To the east lies the Superstition Wilderness area, offering spectacular views of the Superstition Mountains and wonderful opportunities for day hikes and other outdoor recreation. With an easy 30-minute drive to Sky Harbor International Airport and quick access to the Superstition Freeway (U.S. 60) and the San Tan Freeway (U.S. 202), you’ll have no trouble enjoying all of what the Phoenix Metro area has to offer.
Seven residential neighborhoods, including low-, medium-, and high-density areas with the single-family and multi-family developments of Higley Groves, Higley Estates, and Highland Groves, were the first neighborhoods to be completed at Morrison Ranch. Homes are currently available in Lakeview Trails North, and construction and pre-sales are beginning soon in Elliot Groves and Desert Place. The final phase of the residential development includes Warner Groves and Lakeview Trails South. Lot sizes of up to 1 acre are incorporated in the communities.
On the commercial and retail front, the 115-acre Morrison Town Center offers plenty of opportunities for you to dine and shop. The first completed phase of the Town Center, Lakeview Village, is home to many businesses, including grocery, banking and financial services, casual dining, salon and spa services, dental, dry cleaning, and other professional and recreational services. At the heart of the Town Center is Arizona Farm Bureau’s 50,000-square-foot, 8.5-acre office complex. Phase I of Farm Bureau’s development is complete and is home to the Farm Bureau Federation and the Western Agricultural Insurance Company.
At the western edge of the ranch will be the 275-acre business center. With zoned approval for business park, light industrial, and general commercial spaces on lots ranging from 1 to 80 acres, the business center will offer office spaces and professional buildings predicted to generate more than 50,000 jobs for the Gilbert area.
Morrison Ranch offers endless amenities to its residents. Over 400 acres of open space provide a safe place for outdoor recreation for residents of all ages. Interspersed throughout the ranch are numerous sports fields for soccer and baseball, along with basketball courts, walking and jogging trails, and shaded Tot Lots and playgrounds. Facilities for picnics and barbecues are also available, along with several shade structures.
In the heart of Morrison Town Center is Town Center Lake, a 6.2-acre reservoir for the community’s reclaimed and recovered water. The lake is stocked with fish and approved for full-body contact, allowing community members to enjoy recreational catch-and-release fishing and other water sports.
For Morrison Ranch’s youngest residents, nearby elementary, middle, and high schools in the Gilbert Unified School District offer exemplary education. Gilbert Public Schools are recognized as some of the best in Arizona, achieving consistently high academic achievement measures and extensive athletic and social extracurricular opportunities to develop the whole student. Future plans for Morrison Ranch include two proposed elementary schools inside the community. These schools will be situated along the greenbelt to offer safe and easy pedestrian access.
Just two miles from Morrison Ranch’s business center are the Williams Education Campus, home to Arizona State University East and Chandler-Gilbert Community College, as well as the University of Phoenix Gilbert Campus.
As a member of the Morrison Ranch community, you’ll have access to everything the development has to offer, along with easy access to the East Valley’s amenities. You’ll enjoy fast access to Phoenix’s Sky Harbor International Airport and Phoenix-Mesa Gateway Airport, nearby upscale shopping, dining, and entertainment options at Superstition Springs Center, state-of-the-art health care in area hospitals and medical centers, along with numerous outdoor relaxation and recreation opportunities at the many golf courses, day spas, and resorts in the area.
